These units provide flexibility for homeowners to create additional living space, either within their existing structure or as a separate unit, to accommodate family members, renters, or guests. General Regulations for Accessory Dwelling Units and/or Junior Accessory Dwelling Units can be found in La Mesa s Code of Ordinances, Ordinance No. 2023-2903 . ADUs: ADUs are self-contained living units that can be either attached to or detached from the primary residence. They typically include a kitchen, bathroom, sleeping area, and living space. ADUs offer homeowners the opportunity to generate rental income, provide housing for family members, or downsize while remaining on their property.

JADUs: JADUs are a specific type of ADU that are smaller in size and must be contained within the existing footprint of the primary residence. They are limited in size and amenities but can still provide a separate living space with a private entrance. JADUs are often created from underutilized space within a home, such as a garage, basement, or attic. Preapproved Accessory Dwelling Unit (PADU) Building Plans The City of La Mesa has developed preapproved accessory dwelling unit plans to encourage the construction of ADUs. A project specific site plan, Title 24 Energy Calculations, and supplemental documents will need to be provided. Please follow these steps for submitting preapproved plans. Step 1: Select a preapproved ADU Plan that best fits your desired project. Please email Planning @cityoflamesa.gov to get the official construction permitting set for the one you choose. Step 2: Develop a site plan and other required supplemental documents. (Energy calculations are needed for all projects and a soils report is only needed if over 500 square feet).

Step 3: Fill out the required project specific information on the plan set provided to you. Step 4: Submit the complete package via the MaintStar Permitting Portal .
